The stairs are ridiculously hard.
Swamps would kill anyone, too, because, guess what: Satotzu won't help you. He'll just run.
As for boar? you might try tranquilizer, but getting in the forest alone WILL kill you regardless.
It's implied those guys who managed to stick with Satotzu the whole time also avoided the animals. Whether this is because they're too fast for the animals or Satotzu knows the way around them is irrelevent. As long as you can stay in front of the pack with Satotzu, you'll be safe. From the depiction it doesn't appear he's running at speed that's faster than humanely possible and it's only the endurance part that requires superhuman skills, but you can cheat on the first leg of the run before the stairs with tools.
If you're not as fast as Satotzu then you're already dead anyway, and even if not you won't be able to find your way out unless you had a friend with a GPS like Hisoka did. However if you lack the speed to keep up, you'd have been left behind at the stairs part anyway (can't cheat there) since the door closes at the top, so you'd never get to the swamp.
Leorio is supposed to be representative of what a peak human being might look like in the world of HXH (everone else is clearly superhuman). He probably wouldn't have passed the exam without some help, but you can also bring more tools to try to even the odds.

For the boars, I think people are overestimating their weight. Leorio couldn't move the first gate at the Z mansion at all and that's 2 tons, but it was shown him having no problem carrying one of the boars back. I know it's not quite the same thing but if the boar is meant to be as heavy as the gate (2 ton) then nobody out of the main characters besides Killua could've carried it back at the time of the Hunter exam. It's probably pretty heavy but definitely moveable if you have some help, either via tools or work out a deal with other contestants.
Re: Could any actual persons complete the Hunter Exam
Possible only if you know beforehand what the exam will consist of and bring your gun and your bicycle, but since contestants don't know, it's not possible.

That's not necessarily true. Nicolas was able to figure out the location of the exam
somehow so it's possible that through a network of information you could find out
what the exam might be. Also you could infer what the exam might be like from
previous exams.
Re: Could any actual persons complete the Hunter Exam
i say yes as long as you are able to find out what tests lie ahead of you and you are allowed to bring whatever you want.
technology, like nen, knows no boundaries.
a good technician could build a machine that can even take him up the stairs or at least travel up the stairs without him having to carry it.
let's have this machine carry a jetpack up the stais for him, while he has to be a good athlete to take the stairs (which is possible).
we already spoke about the possibilities of gps.
He jetpaks in the air and follows the gps signal.
The test with the pigs is possible to solve if you have a weapon or even poison (he could lure the pigs towards poisoned food).
the majority test is possible for anyone to solve, even if it might be hard.
Same goes for all following tests
Re: Could any actual persons complete the Hunter Exam
The Hunter's exam is recurring so assuming you survived the first one, it'd be pretty obvious what kind of tools you should bring to future exams.
First you'd want to bring firearms. If that is somehow illegal, bring tranquilizers and poisoned weapons.
You definitely want a GPS.
You'd also need some form of locomotion, like a bicycle or a scooter. Jet pack would definitely help too if the technology exists. If not, at least bring a parachute.

Is there something illegal to bring to a Hunter's exam? Legality doesn't seem to be an issue there
Re: Could any actual persons complete the Hunter Exam
If we consider that applicants are allowed to kill each other in some events...I doubt there is anything illegal unless being said in the particular test.
